When You Sell Property
"What are you going to do to
sell my house?" This may be
the question most asked at my initial meeting with
prospective home sellers.
Should I talk all about "the big five?" (Sign, lockbox, MLS, ads, open house).
But all agents do "the big five," don't they? Then
why should a seller choose me over anyone else?
Here's
why: I begin with the end in mind. Vast
knowledge and experience inform my duties, resulting in successful transactions.
I've closed well into the thousands of homes. After closing and in nice notes I've received,
did you know I've NEVER heard a seller thank me for how many
flyers I sent out? Or how many ads I ran, or how many open
houses I've held. Do you know what home sellers really
thought was important? They thank me for characteristics
they couldn't possibly quantify at our first interview. You
can read actual
comments, or scan the following summary list.
Dedication
Communication
Knowing
the right thing to do
Professionalism
Advice and counsel.
Follow up Punctuality
Sound judgment
Availibility
Internet presence
Creativity
Big picture vision
"Going to bat for us"
Patience
Confidence
Cheerfulness
The
two pie charts below illustrate the difference between what
home sellers expect at the time of listing, and how their priorities
changed by closing time. Notice how marketing concerns shrunk
and knowing what to do and negotiating became higher
priorities:
